We have an outstanding career opportunity for a Commercial Property Manager to join a leading Company located in the Chevy Chase, MD surrounding area.
Salary Range: $105,000 - $110,000 + 10% Annual Bonus
We are seeking an experienced and results-driven Commercial Property Manager with at least 5 years of experience in property management. The ideal candidate will possess strong expertise in financial reporting, accrual-based accounting, and variance analysis, alongside exceptional organizational and communication skills. You will be responsible for overseeing the day-to-day operations, financial performance, and tenant relations of a diverse commercial real estate portfolio.
Responsibilities:
- Manage the daily operations of assigned commercial properties, including office, retail, and/or industrial assets.
- Oversee vendor and contractor relationships to ensure timely and cost-effective maintenance, repairs, and capital projects.
- Prepare and manage annual operating and capital budgets, ensuring alignment with ownership objectives.
- Conduct monthly accruals and produce accurate financial reporting, including variance reports and forecasting.
- Analyze and report on budget-to-actual variances, identifying and explaining significant differences and proposing corrective actions.
- Ensure all lease obligations are met, including rent collection, common area maintenance (CAM) reconciliations, and lease abstracting.
- Maintain positive tenant relations, address inquiries and complaints promptly, and ensure high tenant satisfaction and retention.
- Coordinate property inspections and enforce compliance with lease terms, building rules, and regulations.
- Collaborate with leasing teams to support tenant improvement projects and lease renewals.
- Ensure compliance with safety, health, and environmental regulations as applicable.
Basic Hiring Criteria:
- Bachelor's degree in Business, Real Estate, Finance, or a related field preferred; CPM or RPA designation is a plus.
- Minimum 5 years of experience in commercial property management. Preferably as a Property Manager or an advanced Assistant Property Manager performing financials.
- Proven expertise in accrual-based accounting, variance analysis, and financial reporting.
- Strong understanding of commercial lease structures, CAM reconciliations, and operating expense recoveries.
- Proficiency in property management software (e.g., Yardi, MRI, or similar) and Microsoft Excel.
- Excellent interpersonal, negotiation, and organizational skills.
- Ability to manage multiple properties and prioritize tasks efficiently.
