We have an outstanding career opportunity for a Director Of Property Management to join a leading Company located in the Richmond, VA surrounding area.
We are seeking someone who can interact with all constituents – tenants, employees, senior management, police, local government employees and officials, and contractors – professionally and thoughtfully.
Responsibilities:
Track the company vehicle maintenance and inspections, along with the records thereof
Supervise one office staff member in the Leasing and Property Management Division of the company
Interact with local police as necessary, typically with respect to trespassers and other interlopers on company properties
Annually review and execute landscaping and snow removal contracts
Oversight of trash removal (dumpster) contracts for each of the company's properties
Oversight, review, and execution of other various property management-related contracts
Ensure liability insurance coverage related to the above contracts is valid, up-to-date, and complete
Approvals of invoices related to the above contracts, as well as follow up on any lien waivers needed to pay contractors
Handle initial receipt of liability and property damage claims and subsequently work with general counsel and our insurance companies with respect to slip and fall (and other) cases originating on company properties and accidents/reportable incidents related to company vehicles
Prepare and produce an Annual Budget with aid from the Finance Department for individual properties and owner portfolios
Candidates will be responsible for staying on top of landlord-required building and property maintenance and repairs, as well as making sure tenants perform their required maintenance on their premises; this will include, but not be limited to: daily work order management, communications with tenants, occasional night and weekend emergency responses, oversight of other office staff, and outside contractors
Provide oversight to our grounds and maintenance crews, and oversee a Commercial Property Administrator
Basic Hiring Criteria:
Good work ethic and a hands-on individual
General knowledge in roof, HVAC, and parking lot assessments
Basic familiarity with commercial lease language so that they can determine landlord and tenant responsibilities as written in the document(s)
Experience with MRI, Avid, Building Engine, SharePoint, and Microsoft Teams is highly desirable
